First time Home Buyers --- YOUR TIME has been extended!    Friday 11/6/09, President Obama signed the bill extending the bill thru 4/30/2010.     This bill also includes "move-up" buyers for a $6500 credit.     Please read my blog for more info on this. It was announed 7/4/09 that Denver is  the #24 largest city in the US.    We are the 25th fastest growing city in the US. Denver was just featured on May 19th on The Today Show showing Denver as the NUMBER ONE city in the country for having a housing rebound!    We are now showing value increases, less inventory, and shorter days on market than any other city in the US!   Fabulous news! It was also published in June in Forbes.com that Denver is topping the list for rebounding in the housing market! New rules --- Effective 7/1/09, if you have a home listed, apartments, multi-family units --- there HAS to be a carbon monoxide detector outside of all bedrooms.     The Night Hawk or First Alert are available thru any home improvement store for a cost of approximately $50.   They can be hard wired, battery or plug in.   This is for ANY home sold, new or resale. It still is a buyer's market, with buyers viewing every home in their price range prior to making a decision.    Even those lucky sellers who do receive offers, are usually considerably lower than the list price sellers are hoping for.     Buyers are still having issues with the lending piece of the purchase.   First time home buyers are usually getting into the real estate market with zero cash, needing their down payment and closing costs paid for.   These buyers are having a harder time securing a loan, not having a previous mortage.
