Real Estate in Denver is exciting right now. It still is a seller's market, with buyers needing to make quick decisions, as many homes go under contract within a few days. Those sellers who do receive offers, are priced correctly, show home ready with no repairs needed..  Buyers are still having issues with the lending piece of the purchase. First time home buyers are usually getting into the Denver real estate market with minimal cash, needing their down payment and closing costs paid for. These buyers are having a harder time securing a loan, not having a previous mortgage.   ** FHA changes could affect loans in the near future.    Jumbo loan requirements are changing as well.
