THE PINERY - Parker
The average sized lot in this neighborhood averages one third acre, with gives you the feeling you live in the country.      This neighborhood is located just seven miles to the South of the City of Parker, but still close to amentities.    There is mature landscaping including old pine trees, rolling terrain & mountain views.

Terracor, a Utah-based company was the first developer.   This was slated as a premier development of small vacation cabins for people of Denver.    Before construction began, thoughts changed and decided homes should be permanent, rather than summer getaways.    Construction begin in this development in 1971.

The age of homes in this area range from 1971 to 2007, with a few rare new builds and a few vacant lots.    Prices range from $104 to $220 average price per square foot for single family detached homes and prices range from $290,000 to $650,000.

This community has a private golf/tennis/social Country Club, and close proximity to Pradera Golf Club & Colorado Golf Club.     Easy access to retail developments - Super Target, Best Buy, Super Wal-Mart, Lowes & Home Depot.     It also is not far from Park Meadows Shopping Mall & Southlands Mall.

HOA dues of $30 per year are voluntary, is a covenant-controlled community, and has a lake stocked with fish (Bingham Lake) and a mile-long walking path around and does allow motorized boats.    There is an RV lot in the development, sponsors an annual picnic & garage sale.     Several parks and playgrounds are plentiful in this development.

The Country Club requires a separate membership, on top of HOA dues.     

Heritage Hills - Lone Tree

Lone Tree is located on the Northern border of Douglas county and adjacent to Arapahoe County.   It is located in the Southern part of the Denver metro area.    Park Meadows Mall is one of only three fashion shopping malls in the Denver metro area, and serves residents in closeby neighborhoods.

This community is a fairly new community (annexed 2001), and is on its way to being known as a compack integrated, mixed-use community where families can work, play and shop.    Located just west of Lincoln & I-25.

This development is only 7 years old, traditional style, three-story homes, ranches, and two stories.   Prices are $225 to $350 per square foot with prices ranging from $680,000 to $1.7 million.

There is access to two private recreation centers, 18-hole Arnold Palmer Championship Golf Course, Park Meadows Mall, Sky Ridge Hospital and a well-known trail system.     This community is located 10-15 minutes from SE Denver business area, a gated community, a light rail stop for residents, olympic-sized swimming pools and tennis courts.     Having only 7 years, landscaping is fairly new, but construction of homes are custom built and typically on the high-end.


Skyline Estates - Arvada

This community is located between 53rd & 58th just West of Kipling in Arvada, and North of I-70 a neighborhood of 344 homes.    The access to Denver is very convenient and also to mountain retreats.

There is a walking trail - Van Bibber Creak Trail used for biking, walking and running.    There also is Stenger Sports Complex and Lutz Ball fields that all surround the community of Skyline Estates.     They play softball, baseball, soccer and lacrosse at the ball fields and has a playground for your young children.     The Fourth of July fireworks are displayed from these ball fields.

Ward road has plans for an addition to the Van Bibber Creek Trail which includes new landscaping, retaining walls, drainage improvements and lighting.   The underpass is designed to eliminate a safety hazard for trail users & school children who were experiencing difficulty crossing a four-lane road in the past.   The project will provide direct access from the Lutz ball fields and Stenger Soccer Complex thru the Van Bibber  Park.     This development is very close to the well-known Arvada Center of the Arts & Humanities.   There are strong historical roots and known to be one of the most progressive cities in the Denver metro area, according to the City's web site.     There is an estimated $105,000 population, Arvada enjoys a strong civic leadership, diverse business mix and the City works to restore many of its historic landmarks.

These homes were built from 2002 to 2005 by DR Horton, with styles being available - ranches, two-stories and four levels.    They are generally known as contemporary design.   The range of price per square foot - range from $125 to $215, with average square footage being 2300 and all enjoy basements.

This community has newer construction, surrounded by older homes, but convenient access to I-70 to both the mountains and downtown Denver.     There is nearby shopping, grocery stores and retail.    The community is covenant-controlled and offers contemporary floor plans, with some properties having walk-out basements and mountain views.    With many bike paths and walking trails - the community entices families with outdoor preferences.    There are plans for Light Rail within walking distance.


Mission Viejo - Aurora

The property this development is located was once a homestead on the corner of Quincy and Chambers Road.  There are 640 acres that was purchased in 1972 by Mission Viejo company of California, which was originally planned to emulate the similar style in Mission Viejo California, with a Barcelona entrance of walls and Mission Bell street lights.   There are two parkways within Mission Viejo - Alicia & Marguerite, and are named after Rancho Mission Viejo's matriarchs.  

There are parks, various styles of homes, a Aurora Public Library branch and an elementary school with this community.    There are walkways, picnic areas, ball fields and a large space for family time and community events.    Tollgate Creek also runs along the West edge of the park.   There is a mix of single detached homes, as well as townhomes for multi-family purposes.

Located between Hampden & Quincy and Buckley & Chambers, these California style homes average 1000 square feet per home in the townhomes and 1950 in the detached single family homes.     Prices average in the $200,000's, usually having $180-$290 per square foot for homes and $135 for the townhomes.

There are retail outlets located at each corner of this community to include a grocery store, fast food and specialty shops.    It is in close proximity of Southlands Mall, Aurora Mall & Park Meadows.    There is Meadows Hill Golf course located only one mile away.

This community is covenant-controlled with an active HOA which provides a Fourth of July parade each year.     The Cherry Creek State Park/Cherry Creek Reservoir is within minutes for boating, camping and outdoor activities.   The Nine Mile Station for the light rail is within 5 minutes of this community which will take you into downtown Denver, DTC  or South of town.

Belcaro - Denver

This neighborhood is made up of diverse and unique homes.    It originated with the Phipps Mansion, with has 5 acres inside the community.     The builder, Lawrence C. Phipps, treasurer of Carnegie Steel and a U.S. Senator during the Great Depression, has 33,123 square foot, 54 rooms and is a brick Georgian mansion donated to the University of Denver in 1964 by Phipps' wife Margaret and now is a museum and conference center.

This is a well-established neighborhood that has not changed much over the years.    The Belcaro Homeowners Association must approve any new development in the area, and they try to maintain the character of the neighborhood.

Located between Exposition Avenue & Colorado Blvd/Tennessee Avenue & Steel Street
Home are typically ranch style homes built in the 1950s-1970s.   Prices ranges from $450,000 to over $3 million.

This community is close proximity to Cherry Creek and Bonnie Brae neighborhoods, and very close to Cherry Creek Mall, Denver library and the city's museums.     Homes are located a larger lots with mature landscaping and is known for its elegance and is deeply rooted in the city's history.

Governor's Ranch - Littleton

The attraction to this community is the close-knit community by the HOA and its residents.    Every year the HOA sponsors several events and functions, many of which take place at the Olympic-sized pool.    This community is trying to rebuild its reputation since the shootings at Columbine High School April 1999.

Located between Belleview & Bowles - Wadsworth and Kipling
Homes were built between 1979 and 1997 by Sanford & Centex.   Most are traditional, with some contemporary styling.   Pricing in this community averages between $150 and $200 per square foot.

The community offers an olympic-size pool, professional tennis courts and a clubhouse for neighborhood events and socials.    Shopping at Southwest Plaza and many other retailers are close with an abundance of variety of restaurants also.    Clement Park provides ball fields, a lake and picnic tables in the area.    There are free concerts off and on during spring, summer and fall.    Homeowners dues for the HOA are low.
